When is a permit required?

A building permit is required for all buildings over 9.5m²

An Application for Development and Building Permit must include two sets of building plans and a site plan showing where the building will be located. In your site  plan please ensure that you include distance measurements to other buildings, road setback, etc.

Building inspection services are provided by Professional Building Inspections, Inc. Please contact the office for additional building forms related to the nature of your build.

  Development Not Requiring a Permit But Requiring Written Approval of Development Officer/Council  

The following developments shall be exempt from development permit requirements, but shall conform to all other Bylaw requirements (e.g., building permits, building bylaws, setbacks, environmental and development standards and Provincial/Federal Legislation) and therefore written approval and acknowledgement by Development Officer/Council:

  a) Any storage buildings or structures under 9.5m² (102.27 ft2) in area, which are accessory to a principal, residential use.

b)  The erection of any fence less than 1.8 metres (6 feet), wall, gate, television antennae, or radio antennae.

c)  Relocation of any residential or accessory building provided development standards are still met on the same site.

    d) Accessory Uses : All accessory uses, unless otherwise specified in this Bylaw.

Internal Alterations without Structural Change a defined in Building Bylaw

a) Internal alterations to a residential building, provided that such alterations do not result in a change of use or an increase in the number of dwelling units within the building or on the site;

All Other Buildings

a) Internal alterations and maintenance to other buildings, including mechanical or electrical work, provided that the use, or intensity of use of the building, does not change.

Landscaping

a) Landscaped areas, driveways and parking lots, provided the natural or designed drainage pattern of the site and adjacent sites are not adversely impacted.
